Once you have requested the introductory call we move forward into the on-site design consultation and the online questionnaire. We meet to discuss your goals, timeline, design ideas, scope, and budget. This is also where we jointly decide if we are the right fit for a collaboration as well as ensure we are on the same page regarding what will meet your unique needs and lifestyle.
Based on our consultation, we outline your personalized scope for the design and execution of work, the design fees and deposit amount, and the estimated timeline for project completion. Once the proposal is approved by you and the deposit is paid, design work will commence.
This is where we collect all the necessary measurements and photos of the existing space and make notes of items that will be staying. Adequate access is required to the site. Now is the perfect time to introduce us to any other key decision-makers & highlight any additional needs or wants that have come to mind since our initial meeting. For commercial projects, this is where we send out surveys and collect info on work relationships and requirements.
This meeting includes a presentation, either in person or virtually, where we show you the preliminary design concept for your space. This includes 1-2 space plan options, colour schemes, mood boards, key fabrics & materials, furniture selections and budget estimates. Revisions (if any) are requested at this time, and more formal quoting of construction and permitting costs are compiled.
This meeting reviews all the approved items from the Preliminary Design meeting, plus any new elements & the agreed-upon revisions. This presentation includes construction drawings, colour scheme, fabrics and materials, all furnishings, and a line item breakdown of owner purchased items.
The pricing acquired from bidding contractors is reviewed, and a construction team is selected. The detailed, full budget is reviewed and the contract is engaged between the client and the proceeding construction team. The construction drawings are reviewed by the contractors and subs in a separate meeting for clarity and scheduling coordination, and any questions are clarified as a team.
Now is when construction goes into full effect, and we manage every detail of the design and execution for you, so you don't have to worry about a thing. We collaborate with all builders, vendors & fabricators, and make site visits as needed.
Think of project management as the command center. Here we create a full project plan that outlines all the elements of the project scope that need to be monitored and provide full project oversight- the point person for all information to funnel towards. We coordinate all subsequent tasks and the messaging/ communication that is needed to respond accordingly to reinforce project values. We also handle supplier quotes for all equipment, services, furniture, and accessories, as well as necessary communication and document submission to municipal authorities.
Since the project has been thoroughly designed and documented for pricing and construction, there is minimal further design work required, but there are items that pop up periodically that require a designer set of eyes. Contract administration includes coordination of design-related items during construction and any design-related changes or modifications made after the completion of construction documents.
This phase is billed out hourly as the need applies as the scope can vary widely from project to project. It can include shop drawing review, revision to the design as required, and value engineering to meet budget parameters to name a few.
We work closely with suppliers to secure pricing and confirm purchase orders for all client-engaged items, as well as all contractor-purchased items. We track orders, assess lead times, note any back-orders or discontinued items (and provide re-selections) in order to avoid project delays.
The real excitement begins once walls, tiling, and flooring are complete. Millwork, cabinetry, and countertops installation is coordinated to really bring the space together. Items are testing and hardware placement is reviewed to hit design intent.
Finishing touches on paint and cabinetry occur to make the design pop. Once all the items have arrived on-site and construction is complete, project installation day is coordinated! We will be on-site to ensure items are properly placed, without defects, and working properly. We will also style the space so you get the full experience of the big reveal.
This is the best part! You'll be able to see how all the details, design, and planning have come together to transform your space into a unique space that captures your needs, essence, and lifestyle. The design + build process is not always an easy one, but the rewards are always amazing!
Once we are done hugging, high-fiving, and crying happy tears, we walk through the space with the contractor and make a "punch list" of any remaining to-do items or defects. Nearly all projects have some issue that needs resolving upon completion. This process is entirely normal and is the best way to ensure the final result meets all your expectations and needs. We record the list and track the items to ensure a smooth and timely resolution.
We often hire a professional photographer to shoot completed projects, and we always share these photos with our clients.
